More complex residential projects use Regular Plan Check, where plans are typically assigned within a few days, and initial review takes weeks depending on workload. Corrections and outside clearances can extend the process.

Size limits: A standard non-hillside R1 lot generally begins with a 0.45 Residential Floor Area Ratio, while R1 variation zones can use different standards. R1H hillside properties use slope-based RFAR calculations.

Zoning: Depending on the Community Plan Area, either the original Chapter 1 zoning rules or newer Chapter 1A standards may apply. Zoning should therefore be confirmed for the individual parcel rather than assumed from the neighborhood alone.
